I decided to get my Real Estate License and I'm just starting out. I was wondering if anyone had any recommendation's on how I could generate leads without spending a ton of money. Im already advertising on FB, Instagram and Nextdoor. Ive also reached out to friends. So far, nothing. After buying business cards and signing up for the MLS and various other start up expenses , I really need to make some money before I can spend any more. Any suggestions?

I am currently working with Killian Financials (supposedly) and am running into the same issues.  I'm trying to figure out if this company is legit.  I called the phone number listed as the persons cell, and it just rang.  Never went to voicemial.  In addition, the persone/loan officer lives in Charleston IL, but the phone number and company address were San Francico CA.  The Website appears to be legit but is located in TX.  Something seems off.  Any additional info anyone has would be greatly appreciated.

So, when looking for a lender to purchase a multi-unit rental property, one of the requirements many lenders look for is experience. So, for a new investor that has not owned and/or managed any of their own properties, will experience of past employment working for a property management company count for those lenders?

Thank you Lexi and Nick for the words of encouragement and the tips.  You are absolutly right Nick.  I do need to change up my circle and put myself out there.  I have joined a few groups on Meetup, Facebook and Instagram and keep my eye out for local Meet Ups.  I work a 9-5 and just about all of the local meet ups are in Fresno which is an hour away.  So it's a little rough.  Not to mention, one of my biggest fears is walking into a room full of strangers.  Some people are afraid of heights.  I'm affraid of going out to places alone.  I'm one of those wierdos who will not eat out alone or go to the movies alone.  I'm not great at putting myself out there and it's definitatly something I need to work on if I want to succeed at this. Listening to the Podcasts and attending the Webinars has boosted my confidence a bit though.  I mean, look at me . . . I wrote this introduction post.

Hello Bigger Pockets Community!

My name is Melissa. I have been interested in Investing in Real Estate for a few years now but for many reasons I have not yet gotten started. I made a decision last year that it was time to get serious and I have been trying to soak up as much info anywhere and any how I can. Since I found Bigger Pockets a few months ago I have probably listened to all of the Bigger Pockets podcasts and gained more knowledge from them than anywhere else. I currently work a full time job an am a mother of two. I live in Hanford CA. Which is a small town outside of the Fresno area. I have yet to meet any local investors but I know there is a lot of competition in my Market. I would love to hear from any local investors in my Market and get some tips for stating out. My goal is to reach financial freedom through investing in multi unit rentals.
