I have a property under contract and I was told by a title company in Philadelphia that they only accept contacts for $65k and up. My contract is for Twenty thousand. 

I didn't know title companies operated in that way. Anyone know of one that I could use!??? Would greatly appreciate it.

How do I know if I need to apply for a U and O certication when buying a property? Is that required for Sfh?? And how do I go about getting it if need be?

Going to view a house this sunday from a motivated seller. Any advice on how to estimate repair costs without a professional. What are all the things that I should look at or check as im viewing the property?? How do I go about calculating a basic repair estimate.

I plan on wholesaling the house so I just need a quick estimate so I can know what to offer.
