Nice to meet you! You are in a great place to learn based on the successes and failures that many have had.  

Here are my two cents...

I recommend starting in a market with strong fundamentals, such as steady population growth, an influx of major corporations or large businesses relocating to the area, an affordable cost of living, and high rental demand. Most of this you can google and find :-). These factors contribute to long-term stability and growth potential for real estate investments. These are the numbers behind the numbers, so to speak. Don't get too focused on letting the MLS be your deciding factor on a good investment.

That would be where I would start and then from there move to connect with a team on the ground. As others have said there are many experienced RE agents, management companies, and so on...

Those fees seem to be in line with most management companies around here if you are bringing on a property. If you would like I can also have someone from our team reach out to just give her some options.   We have over 20 yrs of experience in managing here in Memphis.

Welcome to the investing side of real estate! It’s exciting that you’re taking the leap from brokering deals to building your portfolio. You’ve already got a solid foundation—understanding market trends, deal structuring, and negotiations will give you a great head start.

I would recommend focusing on learning one niche at a time. I wouldn't overwhelm myself with trying to learn it all at once. Whatever approach aligns with your goals, I would hook up with a solid team focused on that investment strategy with the experience behind them—no need to pay your dues if someone else has and you can learn from them.

Welcome to the U.S.! I love Dallas—it’s not only a fantastic place to live but also one of the fastest-growing markets in the U.S.  

There’s no substitute for hands-on experience. Being in Dallas gives you the advantage of doing your due diligence in person, which is invaluable. I’d recommend starting by connecting with local investor groups and networking with other professionals in the area.

Also, seek out teams that are actively investing and managing properties on the ground. There are several companies that offer properties in Dallas but aren’t based locally. Look for those who are truly boots on the ground, as they can offer better insight and guidance based on direct experience in the market.

I don't personally know of anyone in that market, but I would suggest looking into some local REIAs. Not necessarily to attend, although you may want to, but just for the connections. Also, FB groups to join.
