@Luka Milicevic thank you. I figured as much as I've been keeping an eye on it. I was thinking I would need to go the more traditional route if I want to invest in a nicer area. BRRRR may have to wait for a market downturn. And no, 100k is just where I would like to keep it to start out. I could get at least 3 properties traditionally though. Just need to find some under market value, which is still tough to come by, at least being an realtor here in IL and seeing what real estate is doing now.

@Jennie Berger thank you for all the advice! Happy to hear you love it! Yes, IL is not where I want to start my business... that’s 💯!

Okay, a little background. I've been doing a lot of research, and I mean A LOT. I've read both long distance real estate investing and the BRRRR book from BiggerPockets. I am going to sit down and create a business plan soon off of these books.
I also want to move to a state with friendly taxes, because IL is far from that. We have landed on TN for many reasons. We love Nashville, Brentwood and Franklin. (Open to visiting Knoxville too)
Anyway, I'm a realtor here in IL and have wanted to start investing on my own. I would love to BRRRR when I get to TN, once forbearances end in March I believe we will start to see more deals pop up over the next 2 years.
For you TN investors what areas have you been investing in? I have 100k for my first BRRRR that I have been saving. Ready to start having the convos and building relationships shortly! And I'll get my license down there too eventually.
Thank you!
@Mack Benson thank you. What markets would you choose and why? How do you feel about TN?
@John Warren thank you. Which sub-markets would you recommend buying RE in?
@Leslie Pappas how do you feel about the Nashville area?
@Tom Shallcross thank you!
@David Kiszka thank you David! I suggested BRRRR as well, great concept.
