Moving to Nashville From Chicago Burbs - Living and Investing

Okay, a little background. I've been doing a lot of research, and I mean A LOT. I've read both long distance real estate investing and the BRRRR book from BiggerPockets. I am going to sit down and create a business plan soon off of these books.

I also want to move to a state with friendly taxes, because IL is far from that. We have landed on TN for many reasons. We love Nashville, Brentwood and Franklin. (Open to visiting Knoxville too)

Anyway, I'm a realtor here in IL and have wanted to start investing on my own. I would love to BRRRR when I get to TN, once forbearances end in March I believe we will start to see more deals pop up over the next 2 years.

For you TN investors what areas have you been investing in? I have 100k for my first BRRRR that I have been saving. Ready to start having the convos and building relationships shortly! And I'll get my license down there too eventually.

$100,000 in Tennessee will require you to look at west in Memphis and those counties surrounding Shelby County. Maybe you can find something in Jackson. Inventory in Tennessee is low at the moment. We are invested in Chattanooga and Knoxville and have started to look out of state due to low inventory. Feel free to DM me and I will be happy to give you more insight.
