I am using a HP 1300 series only one printer. I'm not sure about the invitation envelope. if you do a Google search on how to use mail merge you can use it with almost any version of Microsoft Word.

Hey BP Nation,
My mother passed away a few days ago and I was looking for some advice.
She had a mobile home right now in the San Fernando valley (L.A county) and still owes on it. She did not have a will or trust. We believe we will not have to go through probate because she left 150k and less. Im reading and trying to understand
http://www.courts.ca.gov/8865.htm There are 3 siblings including myself.
My questions are
1) can we transfer title without probate
2) can we avoid paying the rent for a few months and settle the rent debt once the mobile home is sold
3) can I do this without a lawyer

Everything is printed. I was just using mail merge for everything.
Postcards didn't do well for me. but this is the cheapest I could do with a great call back rate.

I hear for California Foreclosure Radar is a good source. You have to pay, but you can get a free trail and see how good the list is in your area.

My friend and business partner are starting to get a lot of phone calls from our yellow letter campaign. While we haven't hit a deal yet with someone who has equity, we have come across people that are underwater.
Im looking for short sale specialist who would like to join my team and help me filter out these leads we're getting. I have one contact to call regarding short sales but isn't always available.

I was buying a list for $5 from a land title company that had a great amount of detail in the report. About 250 names or so.
I called recently and they told me the lady who does it no longer works there anymore. I asked for her new contact info but they didn't know it. From the local facebook page it seems like shes running for "recorder of deeds" this election.
So I have been trying to piece together a preforeclosure list myself and I am coming up short quite a few names.
From the local paper there seems to be listings only in the area, however other cities have different names and locations. Does each city list the local lenders NOD?
Its a lot of leg work, and im asking if im missing something obvious? The only thing I can think of is that the recorder of deeds has "the master list" and then the cities just run their local NOD's.
Gosh...for five bucks it was nice.
