Marjorie Florestal:

Hey everyone, I'm hoping for a quick reply as I review an agent's offer letter. Is it customary for a buyer to pay an agent's E&O fee? It seems really odd to me, but I haven't purchased in this area before (East Bay, Ca.) so I would particularly like to hear from those in that market. Thanks!

Thank you everyone for the warm welcome. I just got back from an extended out of state visit so I'm excited to jump back into BP and the forums. I'm going to look at my first investment prospects tomorrow!

Hi Mehran, just listened to the podcast where you were interviewed on your first deal. It was inspiring hearing about your leap (and learning there are $40k homes out there, lol!) Thanks for the welcome and the link.

Hi Windie, thank you for the welcome. I see we are both lucky enough to call the beautiful state of CA home (although you must admit: Northern Cali is prettier, no? Lol)

Hi Minh! I see you are in one of the toughest real estate markets in California. Are you still able to get good investment deals?

Hi Stephanie, thank you so much for the warm greeting. I'm excited to be here.

Hi Johnny. Nice to meet. How is the market in Rio Linda? I'm afraid I don't know much about the area.

Hi Jenkins. Thanks for the Midwest greetings. Right back at you from the West Coast!

Hi all, I'm Marjorie and I've just joined the BP community. I am a former academic starting a new life as a real estate investor (and writer, and lawyer, and ...)

In the next few months, I plan to purchase my first real estate investment property, which will be a buy-and-hold single family home. I've purchased homes in the past, but never for investment. This time around, I'm really working on being disciplined about the numbers and buying a house because it makes good financial sense -- rather than because I fell in love with the house or the neighborhood,

I'm looking forward to being an active part of this community. It seems to be a welcoming place full of interesting people and useful information (I've been here a couple of hours already!)
