Rick Harmon I appreciate the detailed response, I very much like the message. This whole time I've been studying and looking for ways to find good seller leads has had me thinking I needed to be networking with the professionals who are the very first ones to learn about motivated sellers. I've heard wholesalers get paid for being faster than other investors to the deals lol.
I will try that toastmasters, I think that will help. My main problem with speaking with professionals is not so much my ability to speak clearly and professionally, but I just don't really know the content of the message I should convey to them to get them to trust me and work with me. If I know what to say I don't have a problem saying it clearly and professionally. I hope that made sense.

I received an email from another wholesaler in my area and he is offering to pay a referral fee to me if I find a buyer for a few houses he has under contract.
I haven't done much business with him in the past so we aren't at the level of trust I would like to be at when dealing with verbal promises of referral fees. How can I protect my referral fee should I find him a buyer that closes on his property?

David Holland Thanks, you aren't kidding about how hard the leads can be. I know that I'm going to need a reliable team of professionals that trust me in order to get consistent, fresh leads before they go to market.

At the moment I have about 12 local buyers who I've contacted and added to my buyer's list, and that is all I have on my "team" right now.
What are some good tips on networking with professionals such as divorce attorneys(good seller leads?), Probate attorneys, Realtors, Loan officers and wholesale-friendly title companies.
I have tried calling attorneys and I always get their receptionist first, and I'm always a little awkward when talking to the receptionist because I'm not calling for one of the usual reasons. I feel like I wont have anything to offer an attorney.
My question is, what could I pitch an attorney that would entice them to work with me and trust me with any seller leads they come across from their divorce/probate clients?
Also, how would I go about getting an attorney that will help me out with writing up legal contracts when I have a motivated seller on the hook?

@Gary Parker I will definitely check that out. I've been studying various forms of investing and always welcome more beginner education.
I have a question, do you have to upgrade to pro or pro basic to get a signature to show up? I was looking at both packages and I think I will eventually upgrade once I get to know the site a little better.

Hello, my name is nick and I'm from a little town called Ocean Springs down on the Mississippi gulf coast. I have always wanted to be involved in real estate ever since I saw my first late night carlton sheets infomercial back when I was 14.
After doing some research and looking at alot of possible ways to break into real estate with no money, I've decided that wholesaling is my best shot to start out. In October, I began compiling data from recently sold homes in my county from a realtor and also from HUD bid statistics in order to locate the cash buyers in my area, but that so far has only gathered me 1 nationwide cash buyer and 12 local buyers who all use conventional financing.
I am joining bigger pockets to network with various professionals who do business in the south mississippi and south alabama areas. I want to soak up as much information and advice as I can from the people of this great community.
