Hi, Rachel!

Thank you for your service, and welcome to the world of real estate investment. It is a splendid idea to soaking up as much knowledge as you can. I got caught up in the "guru trap" when I first started as well. The good news is that you are over that now, and you find an excellent place to learn here in BP.

Have you thought about your strategy? What would you like to do? Flip, Buy & Hold, BRRRR?

I recently wrote a post about the  . You can check it out to know where to start making deals.

If you need any help please let me know.

Hi @MatthewGainey !

You probably need to start reading every book about the business that you could find and at the same time try to build a relationship with a local lender. If you identify a good deal, and you know a local hard money lender, they are going to borrow the money. No matter your credit worthiness they are just going to use the property as collateral.

If you are planning to build a portfolio, Baltimore is a great place to start. Very cheap to buy and the rent is decent.

Please let me know if you need any help to find deals in MD or VA.
