Welcome to BP. Northeast Columbia, Lexington, Irmo, and Chapin are all good markets here in the midlands. Sumter isn't that bad either, with Shaw AFB there. No need to venture to ATL and Charlotte
Find a new agent. I am new and love to work with an investor....I know the commission isn't that great, but I want to invest too, so we have something in common...I like to fix houses up and appreciate the finished product. Plus I would hope a investor would use me to resell the house when the flip is completed...or you could just get your license

I am finding that it's difficult finding deals like this on MLS. I am guessing all the 60% or better ARV homes are selling before going on the market.
welcome to BP and good luck jumping in to investing! I'm a real estate agent in the columbia area, and I plan to do some more investing a few years from now
Post: Looking for Marketing Strategy for Local School Idea...

Hello all. My wife is a teacher at a local elementary school and school is only a couple weeks away here. I am looking for ways that are inexpensive at first to market to the staff and maybe parents of the school.
My first and only idea is I plan on providing a bunch of donuts to the staff when they return to school during the first week with no children, I was going to leave some business cards and a sign saying "Donuts provided by (My name)(company name) Enjoy!" Maybe leave some other marketing brochures. My wife suggested leaving a picture of her and I so they will know who I am. Thats all I got for ideas....I think its a good one, but I am going to need more if I am going to farm this school....There is also a middle school next door, but that might be a little more difficult since no one there knows my wife.
Any one else care to share some ideas? Thanks!
