Sell it with contingency that seller has x number of days to find a suitable new home; if they don’t find one then they can back out of the sale. It’s less attractive for eager buyers but it won’t put your sellers under the gun. Plus when your clients become the buyers, sellers hate house sale contingencies that put the control in the buyers’ hands.

Most towns will have the mill rates on their town website and many will have a way to search and review the field cards to see the assessed values. That is where I would start.

From the sounds of it, are you trying to act as an agent in this deal or something else? If he is trying to sell to his son, I wouldn’t see a need for an agent at all.

If it’s a rental, I say go for it. If it’s something you will live in and you or your significant other are picky, I’d say you need to get eyes on it.

Do you have any sense of whether the tenant is good (aside from the hoarding tendencies)? If you can raise rents to $1,000/month with a good tenant in place without doing any renovations, that might be the easiest play in the current environment. Tenants that hoard will generally avoid moving if they can, so you'll probably have a very long term tenant. That's a huge increase in rent though, so tread lightly.

Generally speaking, land moves much slower than houses so the sellers will have differently mentalities. Start making offers for what you're willing to pay and point to those comps when you're making your offers. Some sellers want to hit the lottery on their land purchase, others are just testing the waters with "someday" plans, and some will want to get the hell out because their property has been on the market for three years. Make enough offers and you'll start finding some deals at good prices.
