With a 4 bedroom house, college rentals can be a good way to get higher rents than a single family renting it out, depending on the market. I would just make sure you get the parents to co-sign for the property because the students most likely won't be paying for it on their own and won't have much credit and it gives you more coverage with multiple co-signors.

I have used a service called Resident Research that does all of these at an affordable price. I've been happy with the results but cannot speak to the companies you're asking about.

If you’re looking for a broad overview of a town, try out bestplaces.net as a starting point. Niche.com can also be useful but I’m not sure it has crime stats.

Is there a closet in the “fourth bedroom”? I have seen these types of rooms without a closet marketed as “dens” in the past. No electricity is odd though.....

I agree that the more specific you can be, the better off you’ll be. With that said, I would add in the actual amount that would be returned and make note that this is only for the first renewal, meaning subsequent lease renewals will not warrant you return 1/2 of the remaining security deposit, etc.

Hi Connor. I'm here in Sandwich and my March and April rentals have cancelled and I haven't had any inquiries or bookings for summer in the past three weeks. I would assume conservatively that the summer is going to be very slow or non-existent for you. Are you buying the property with any rentals already booked for the season?

It's worth finding out if the agent needs to pay his broker for "personal deals." When I was an agent with United Real Estate, it was a small fixed fee for representing ourselves when selling our own personal deals. Therefore, there was no need to have a percentage of the sale price as a commission for the listing agent. I would take the broker's portion off the top and then split the profit of the deal equally. 

One other thing you should keep in mind: agent will also get a portion of the commission when you initially buy the property if you're finding the deal using the MLS. Make sure you factor that into the overall profitability of the deal so you get your half!
