When calling tax delinquent property owners, does it matter how much you are willing to offer? What if you make them an offer for less than what they owe, etc? How do you approach these types of situations?

Does know any lawyers who are familiar with wholesale deals/option deals and fix and flips? I need a lawyer familiar with the investing side of real estate to help me draft up contracts and close on deals here in Massachusetts

Hi Kimberly,
I’m a realtor here in Massachusetts and lived in Philly for about 3 years. If you’re looking for a partner I’m here. I have about $10-12k to put up for a project. Let me know if you ever want to link in the future.

Hello,
I’m brand new to this industry and have not started my first property yet. But, I do understand the assigning, however, do you find these people to assign these deals to on your own or do you generate leads? Or was that the post you were talking about? What’s some physical guidance you can give to someone like myself who’s never done a wholesale or fix and flip? How do you find your contractors? Any and all help is much appreciated.
Thanks
Mia

I'm trying to figure out how to get my foot in the door of real estate investing, specifically flipping and renting. What are some first steps to take and what numbers/percentages do we need to focus on? Also, a major issue I'm having is finding reliable contractors to work on these kinds of deals with me. As a realtor I have access to the MLS and personally know a few investors but I want to go the wholesaling route as well and don't know where to start.
