so I've been working on building my credit, and I think I'm ready to start. I just wanted to know, what type of loan should I pursue if I want to buy and rehab and then rent out. I don't suppose a conventional loan would be appropriate in this aspect. I've called places and a few of them aren't ok with me renting my property out. Also, I wanted to do fix and flips but most loans are long term and won't let me sell. Please help! Thanks

hey BP, as some of you may know I'm a new "investor" who's currently working on building my credit before I go applying for loans. I'm interested in helping out any new investors or seasoned investors on any projects they have going on i.e. flips or any renovations. I'll be investing in flips and buy and hold projects so I would like to get my foot in the door by helping out while gaining some basic experience.. Hope to work with someone soon.

thanks @Arianne L. but I was looking more for like some companies.. I had in mind using a 203k loan as well as a hard money loan but I can't find anyone that's willing to work with my credit. I'm here in Philadelphia. @Zack Karp do you know if @sean richway provides the type of loan I'm looking for? Thanks again

I can't seem to find any lenders besides a hard money lender with super high interest rates.. But I would only use them for flipping the houses I buy.
What should I use for a 203k loan or FHA loan? Or what other loans are out there for buy and hold investments that include the renovation costs? Any help or leads would be greatly appreciated thanks.
I have about 12,000 to work with for a deposit, I'm almost 90% sure I have a partner to work with and I'm working on getting my real estate license... Thanks !

so, I just finished reading the ultimate beginners guide to rei and how to invest in real estate with no and Low money down. My credit score sucks and as I'm brand new to this industry without any feet in the door I sort of suck with comprehending a lot of the terms and processes... I wanted to know since my credit score is pretty bad and I'm on disability what can I use for a loan? My main interests and niches would be buy and hold and flipping houses. I definitely am interested in the small multifamily homes (2-4 units) and would want to live in the apartment. But if I have no job and bad credit I fear I would be denied. How can I go about a loan?

hello Bp community!! I thought I'd start a discussion about first getting into the business. I wanted to know a few things before stepping foot into action. So here goes: 1. How do I find out how much of a budget I need in order to start looking for homes. In other words, how do I know how much of a loan I'll get approved for before I can start looking for homes? 2. How do I know what people are mostly buying in my area? For example, is it 3 bedrooms, 3 bathrooms in a duplex or in a college area, etc? Any and all help is greatly appreciated! Thanks
