@Paul Winchell Beautiful advice again, I really appreciate it! Quick follow up question: If I did find a place that already had a STVR license for sale on the island would that allow you to pop up tiny homes or structures on that property for STVR under the same license or would it only be for the house that they are selling ?

Hi all! I have been wanting to house hack in Los Angeles now for some time and have found properties that seem to work even in this expensive market. I am currently looking mainly in North Hollywood and East LA (glassell park, eagle rock, etc)
My main question is if now, because of the looming economy issues and the ongoing pandemic problems, is an unwise time to try to make this work? My main concerns are a lot of vacancy and house values crashing.
Is there still a consensus that LA will continue to see home values rise or is now a better time to hold on to my cash and see if there is a drop in home prices?

@Paul Winchell @Ryan D. Thanks for the the thoughtful responses. It seems as if these new regulations will make this type of plan difficult to execute legally. I was basing my idea somewhat off homes I had already seen on Airbnb and this ad I found on zillow https://www.zillow.com/homedet... . Is it likely that this structure is operating illegally as a STVR? Or is there something here that allows them to execute this kind of strategy that is different that what I suggested?
Also in further research I thought that it may be better to get a SFH on the island with land to add STVR units. I found houses in the Pahoa/ volcano/ hilo side for 200k-300k. Would it be possible and easier to get around the regulations if you put a tiny home(s) on an already existing single family home property? My plan then would be to rent out both the existing home and smaller STVR for added income.

Ryan, thanks for the reply. Yes 15-30k was only for the land acquisition. I have a separate budget for building. Total budget for whole plan is about 60k initially.
Is Puna the only area to get land in that range? It looked like there were other parcels around the island including volcano, etc that were in that range. since I am located in California I do not know much about the different areas in the big island. Any advice on where to look or get advice even if it ups my budget a little bit?

Hi! I am new to the real estate game and the hawaii market but I want to buy a parcel of land on the big Island of hawaii and put trendy tiny houses and structures on it to rent out via airbnb, etc.
From my calculations I could buy something quite cheaply (15-30k) and build it up to have multiple rental units to bring in income.
What kind of obstacles would I face in trying to do this? Would I need permitting to put these structures on the land? Would there be other problems with land other than tree clearing, etc. Is it very expensive to connect to water/ sewage/ etc?
I want to know if I am underestimating the costs of buying land in Hawaii and putting prefab housing/ if anyone has done this in hawaii or otherwise?
