About to flip a bungalow in chicago. I've seen some amazing work out here on the rehab side and was wanting to talk to someone who actually does this in the chicago area. How are you dealing with inspections? How are you doing an open concept with these older homes? Are you removing all the plaster? I've got a lot more questions. Anyone with experience here that would like to through me some advise? Please do! Thanks

I have a unit that has a "closet" the size of a bedroom. I would use it as a bedroom. I fact it's as large as the other 2 bedrooms in the Aptment. However I can not advertise it as a bedroom since it has no windows. If I knock it down I will have a huge living room and a very open concept but loose som very practical space when the living room is a good size anyway. What to do? Any experience in this?

Yea I asked him a couple times what he wanted but he insisted that I just give him whatever price I felt comfortable with which makes me want to low ball. "If you're not embarrassed it's not low enough" right?
That aside I would be willing to give him a fair price if I can somehow pick it up with little to no money down.
So what's the best way to structure this deal with him, knowing that he is going to want a large amount upfront or at least in the near future?

My Neighbor is selling. He wants me to make him an offer before he puts it on the market. He bought it cheap and rehabbed EVERTHING plumbing, electrical new furnaces a/c all the goods. I don't want to put down 20% downpayment but I don't think he would do 100% owner financing. What creative things can I do to pick it up? He's not really distressed so I need to give him a dissent offer but I still want the deal. Suggestions?

Would you put 7mm aka 5/16" laminate down in a rental or is that too thin? Home Depot carries a variety of them but a lot of the colors only come in 7mm. Just want to make sure it's still durable.
