You have nothing to worry about....
Unless you only buy HOMES and never houses...Hummmm Just kidding

I used to get this all of the time from old unhappy realtors who dont have anything else to do...

Just go out there and show them you wont take crap and youll be fine...

I added the phrase "The NON Realtor way to sell your house fast" and that shut them up..

Even took out two full pages in the local Realtor magazine.

I wrote this on another forum and being lazy I cut and pasted it here but I think it applies...

Dont buy an 800 number for the sake of buying one... Make certain that it is either a Vanity number or easy to remember number... I have several, the three best ones are 1-877-877-1010 1-877-UGLY-TOO and 1-888-EZ-AVOID... If I had a normal number say 1-866-0987-3575 I would be making the viewer remember 10 digits over 7 digits..

Also when you buy your number also try and buy your local area code... example I have 1-661-877-1010 also...

I would create a collateral exchange either with the seller or the lender...

Having a free and clear property is gold.

Just make certain you dont over encumber the collateral.

Michael... I make certain everyone knows what I am there for... And if I can buy the neighbors house too or find one of the neighbors who is a tenant I may have a house sold before I buy it..

I do a six pack around the sellers house and make sure they see me... Neighbors dont lie about the motivation of the seller and they tell you things about the neighborhood you wouldnt normally know..

This business is about presentations.... AND A PROPER PRESENTATION WILL MAKE YOU RICH...

I agree you need to stop reading and start doing.... Hire someone to teach you this game and youll be on your way...

Here is the mistake most new investors make... They go to their rei club and ask someone to show them how it is all done... They say these words" I'll work for free" ... I am not saying that you cant find a good mentor at a club but my goodness clubs are full of new investors looking for mentors and imagine what would happen if you ran into another newbie thinking they were all that and then some?

Successful investors typically dont hang out there...

And interview several investors before you pick one to help you... These people are no different than doctors or Attorneys...

Okay I have to say this and I am not being an ***..

You have way too many "Basic" questions. You must learn a lot more before you think about becoming an investor.. Not that you won’t become one just be very careful of just jumping in for the sake of jumping in...


Contracts...where do you get yours from? How do you fill yours out?I've read in many places to leave $0-$10 earnest money, is that a good idea? I also read to add in a clause that states if your "partner" doesnt apporve the deal (meaning if you can't find an investor), you can back out of th contract with no penalties. Does that sound like a good idea also?

These cost a ton.. Either through proper education or using a realtor who has them. Either way you should never use a contract when you are not certain what it means... And there are so many state specific laws that my contract in California would need to be read and approved by an attorney in another state.
As for deposit and sufficiency I like a 100.00

you wont make more than 10 %... BTW wholesaling is the most expensive form of money... And some states limit the amount of assignments you can do without breaking the law. As for an assignment contract I think I posted one on this board.

It doesnt matter what the letter says if you leave it at an abandond house...

Send the house a letter with a forwarding address requested on the envelope and see if there is a forwarding with the post office.

Interview the 5 neighbors... and then Leave a for sale sign...

That is a large spread... 50k to 500k

I always want to invest in the areas that supports reselling at 2/3 of the medium priced house.

What you wear is not nearly as important as what you know...

I actually listened to a speaker who said he dressed like a 'Hill Billy" because he didn’t want the seller to know he was successful...

Personally I believe that if you have great systems in place it doesn’t matter what you wear or what you drive up in for that manner..

I wear a suit, sometimes levis and a polo shirt and occasionally shorts and a polo shirt..

If I am not in my suit I am always in a shirt that tells the world what I do.. I Buy Houses..

And it isn’t uncommon for a seller to come up to me and ask...

I even wear the bright yellow one in the boxing ring...

here are what mine look like... As for embroidery, I wouldn’t spend the extra money ...Silk screen works fine...
