Lend on 1 - 4 unit residential investment properties in 34 states.

We have 2 flip loans and 3 buy and hold loans.

12 month interest only - hard money

10 year amort, due in 3 years - hard money

30 year amort / 7/1 ARM for buy and holds with 5 year prepay penalty

30 year amort / 7/1 ARM for vacation rentals with 5 year prepay penalty

30 year amort / 7/1 ARM for buy and holds with 1 year prepay penalty

Hard money rates 12 - 14%

Buy and hold rates 6 - 10%

Personal guarantee

Asset based lender - we loan based on LTV, credit score and cash flow of property.

We don't sell notes, do credit lines or 2nd mortgages, and there is no lender participation.

1. We will regularly provide you with up‐to‐date materials describing our loan products and underwriting requirements;

2. You can earn up to three points on loans that you broker to us.

3. We will pay you one point out of our origination fee. You can charge your client up to two points on top of our origination fee. You will earn one point from us on all additional loans to a client that close within one year of the closing of that client’s first loan with us; and

4. We will protect your compensation by disclosing it on the HUD and having you paid at settlement of the transaction by check or wire transfer.
