You're covered pretty good. The 90-day notice shows good faith and is plenty of time for them to find a new place.   Stick to your plan.

Yes.  I always take new shooters to the range. I have experience and training but not an expert, and like having that range safety expert on site to help

Add it to rent.  My local govt decided it best to increase property taxes and water usage fees during the "pandemic" so I just passed it on to the tenants.

 I recommend only doing 1:1s with candidates who have submitted an application and passed your vetting process.

Not good, these groups tend to use the actions of the worst landlords and apply them broadly against all landlords.  Tenants already have protections, including their feet.  If you have a bad landlord, move.  The market regulates these matter.

Only during the "new world order" do we see the high demand side expect the low supply side to cater to them

Sounds like a strange set up.  In the future I wouldn't advertise you receive rents in your mail.

Start attending your local BP meet ups.  You'll most of what you are looking for.  No guarantees but it's a great place to start.

You shouldn't purchase again until you build your team. Start making a list of vendors that you've used for your personal home and ask your friends for references. Attend your local BP meet up and network. Stop with the sexist thinking; this happens to men and women who are unprepared.
