I would totally recommend hopping into some local Facebook groups and listing it there, be sure to add as much info about it especially the past performance it has had.

Biggest things are:

Ensuring the place is actually clean before the guest arrives

Making sure all consumables are stocked up: TP, paper towels, soaps, shampoos

Making sure all remotes are in the right place and not lost.

Basic cooking needs is a big one people have asked about in previous airbnbs I have managed, i.e mixing bowls, measuring cups etc.

Other wise there are some things that arent "needed" but can sure go a long way, such as leaving a $5-6 bottle of wine or some candy for your guests to enjoy, or things such as gift cards to some local place nearby. Leaving menus and pamphlets for things to do nearby also is nice.

Totally do it! I got my license at 19 and I love it, Ive been in the space for about 2 years now. I started off unlicensed just helping out an STR property management company at 18, just learning the tricks of the trade. I now own an investment property myself and help others too. Becoming licensed was the best decision I have ever made!

Yes just like @Bruce Woodruff explained a light blanket is much easier to clean and keep nice, just don't get the fuzzy ones your cleaners will hate you, go for regular soft ones you can buy at Walmart. 

One thing I totally recommend is getting mattress protectors you can put under the sheets to protect from any liquids or stains, this will be a lifesaver as you only need to replace the protector and not the whole mattress.

The main services that are needed to get and keep an Airbnb running are as follows.

Cleaning, Maintenance and Communications, all of these are super important and if even one of these services is bad it will reflect in your rating, which will inturn reflect in your income.

You could have an amazing unit that isn't getting cleaned correctly or is getting damaged and not repaired correct and you will very quickly stop getting bookings as much as your rating will keep falling due to bad reviews of these things.

Yes for the property management company I work with we have had some great success using breezeway to manage our cleaners. It links to all of our other PMS software pretty easily too, so that the cleaners can also mark when they are done so our trash people know that they can come collect that too before check-in.

The STR property management company that I work with charges a 22.5% fee of the gross revenues after any cleaning expenses are taken out. This is typically around what most companies charge for all services included. We charge this fee for all of the same services that you offer, communications, cleaning, and maintenance. This management has everything involved to keep the owner and investor completely passive, as that is why they hired us in the first place.

Our onboarding fee is $550 which includes professional photos, cleaning and creating the listing and getting it prepared to be rented.

This should be lender specific on how far apart things like that are. The lender I typically work with and send a lot of my clients to is able to do multiple 10% down homes in the same market, given of course that you can keep qualifying for them without going over DTI level.

Not all lenders are going to offer this for your area though remember, always best to shop around and find the best deals.

Hey, Noticed no one answered this yet. While this is not the market I operate in... I can give you suggestions on where to find some :). First I would hop into some Facebook groups for your market, look up "(your area) Airbnb rentals" or something like that. Another thing you could do is reach out to other hosts nearby and ask them who they use and if they could share them with you.

 Thanks for the cost breakdown, does not seem so bad actually. Probably concrete pad would be the best bet
