There is a property that has several small homes on it that are being rented out. It's a great little money maker property and it's been on the market for months.

Where I'm at, it is very difficult to secure any conventional loan with multiple houses on a parcel.

I reached out to the agent and expressed interest in the property and asked if the owner would consider owner finanacing.

The agent got really nasty even after I addressed their concerns over their commission.

I've recieved similar condiscending attitudes from agents when I bring up owner financing options despite me being very professional

Anyone have insight as to why?

I found a beat up duplex that is currently getting $750/ per unit.

I figure I can put $41,000 into it to get it really nice and raise rents to $875/ per unit.

I dont think he will take less than $117,000 and we think it will be valued at $190,000 afterwards.

I put the number into the Brrrr calculator.

I'm going for cashflow to free myself from the rat race.

Did I do the numbers right?

Seems like an ok deal, but not a homerun,

Hello,

I just closed on a multi family property and the old owners told me they would not supply any appliances.

They let the tenants know that the existing oven, refrigerator and washer were able to be used by the tenant, but would not be serviced or replaced.

Is this a common practice?

I thought the landlord usually supplies at least the oven and frig.

I am closing on my first investment property. 

Inspections completed including a sewer scope.

This is a private sale that I found off market and comps are about 17% higher.

Does anyone have advice or tips that you can give at this point?

Trying to get creative with financing a 4 unit. $400,000 ish range.

My thought was to co-borrow a loan with my son, he lives in one unit to get the owner occupied status.

Would we qualify for the reduced 5% down payment vs the 25% required?
