Zoning and Development codes are simply not compatible with Affordable Housing, period.
Jobs get in the way of life. Once you get comfortable doing deals and have enough confidence in your ability to make your own money and control your own destiny it becomes a no brainer to ditch the debilitating JOB. Best thing I ever did, just wish I did it ten years earlier.

I build entry level homes where I can make at least a 25% return on my money. It is easier to figure out your costs and profit on a new build and they are much easier to sell. Who doesn’t want a brand new house? The money is made on the land purchase. You have to buy right or it’s not worth it.

Make friends with a Realtor as they have the tool on their MLS site. If that is not possible then most local Property Appraisers or Taxing authority’s sites have the sales information available on their mapping pages. They usually color code them on the maps by time since sale. You should be able to get the info you need with a little work and investigation

I’m a happy Equity Trust company customer. They are responsive, professional and always get it done for me. You get what you pay for and the fees are not bad in my opinion.
There are still deals down here just harder to find. Look at as many as you can and get educated. You will know when you will want to pull the trigger. Just like everything else in life, it’s work. Good luck!

Check out the zoning and development code for mobile homes. I think Jacksonville is loaded with vacant lots with this zoning. You can probably place a tiny home on one of these lots as long as it is not on a foundation. Good luck
