@Michael Martinez 1st consult your attorney on everything your doing, let them know your doing a fsbo deal and your making a written offer with 10k emd. Make sure you have your closing time frame together, if you can do a quick close then I would put that in your written offer along with your offer amount and your offer of 10k emd. If seller accepts then move it to contract asap and hand over ur 10k bank check.

@Michael Martinez yes they can give you an idea if it may be possible. Theirs a process for changing zoning, sometimes it needs to be voted on. You need to speak with zoning to see what they're process is and what options you have

@Ryan Kawash not necessarily, unless an architect drew up drawings of the project I wouldn't order special order items till I'm just about to that point. To many things can be changed along the process which can be costly and time consuming. If the kitchen is framed out, roughed in and drywalled then it's ready for cabinets, which I'd order the cabinets once all rough in etc is completed

@George W. You need a better accountant, my auto is written off, when I had my contracting business the same applied, insurance payment, registration, inspection maint etc all are a business expense

@Ryan Kawash where did he get the cabinets from ? I'm a distributor now for a few brands. Their was a few backups in delivers because of the weather, and some backordered items given the market were in but I'd say he should of received them by now.

@Jonathan Santiago for starters the knob and tube wiring is a must to go regardless weather or not u do gas or electric. Which choice to go with is really dependent on location, if you have gas, I'm assuming natural gas well then that's what buyers and tenants will want as it's much cheaper and more efficient then electric baseboard. Some locations electric is cheaper then say oil. Also new gas boilers should last atleast 20 years, so yes expensive upfront but will pay for themselves over time.

@Will Fraser I've never worked in this locality before, and what I'm hearing is not one good thing about the building dept. Normally I'd be least bit concearnes but not in the location

@Will Fraser thank you, here when title is ran a municipal search is completed. The building dept always wals the property for and un permitted work, violations etc. My issue is not with closing the permits, all the work that was done under the radar. Now when I do have them come do an inspection for the permit to be closed I'm opening a whole can of worms.

Just received title back on a flip purchase, title revealed open permits/no co which I assumed would come back as its gutted and an as is purchase. However I just found out permits were not pulled for what work has been done, demo of electrical, plumbing, and structural work. I was informed permits were pulled and theirs a current permit on the door, just not for anything they have done to this property. Building dept has nothing from seller, drawings, description of work to be performed, engineer nothing. Most likely I will need to bring an engineer on board as this building dept is beyond difficult to work with. My attorney has given me a few options but I'd like to see if anyone else can chime in. Contract states reliant on clear title/CO
