I don't carry any rentals, but when I do rest ur but my coverage will include it. you just cannot trust renters, it only take one power outage or something to happen and u can be out tens of thousands

@Mark Ainley there is alot to take into account when dealing with ruptured plumbing, very time and labor intensive. the property has to be aired out by a restoration company, trust me cover ur a*** let the liability fall on them if mold starts to form after the restoration is complete. the plumber needs to go crack by crack, repair each break he sees, then fill the system and keep repairing. it's an expensive repair if you have that many break, to be honest I would prob say better off just running new lines with that many breaks, who knows hoow many more will shows up

how big is the yard? How many sqft of concrete is in place ? why not remove it and put turf in

@Aaron Klatt basicly protect myself from not getting my proifits at the end, I will be having a partnership agreement drawn for sure, but like my contracting business contracts really are useless at the end of the day. I'm gonna look into the idea of adding me to his LLC might be the safest bet

so I have an opportunity to partner on a flip, biggest co ncearn is how do I protect myself, I'll be handling all the renovations, permits etc, he will be securing the funding. look it to do a profit split. any help would be grear

@Adam Noble, I'm looking to do the same exact thing, only difference I'm going to bunker down here in NY for at least another year, born and raised lower NY its gotten very expensive all over the state. My goal is to flip 6-10 houses before I head out, I want the experience to come with me and a good chunk of change to continue on with my venture. HRL are difficult to get with little experience so I figure if I can still get the deals, then I hold out for a bit longer build a good rep with the HML this way I know I continue to use them when I do make the move. Rochester does get a good amount of snow and I'm sure its starting to get pricey up there as well, but best of luck to you

worked fine on the desktop version tho 

Every time I send a message on the app, it either cuts out parts of the message or duplicates words, example I just sent my phone number to another member, it only sent the first 6 cut out the last 4, I try again same thing, then I send with just the last 4 and cuts it out again, then I tried to send my email and it keeps duplicating it
