Good points Brian Pulaski, just to add 1800's build your looking at the possibility of led paint and pipes still present, one of which believe it or not but I have actually seen on some of the older homes still a lead water main and some led joints on the interior plumbing of the house. Also need to take into account the possibility of the presence of asbestos. All these things are very expensive to re mediate, I would start by pulling all the past building permits you can on the property to see if anything has be done. Good luck

@Reginald Truss email sent

From what ive learned by listening to people and reading massive amounts. The lottery is the fastest way LOL unless your a trust baby , on a real note tho diversify, first no one will get rich off working for someone else unless your that lucky one who lands the job as a top executive and it wont happen over night, however any one can build a business and you don't need a degree in business to make it successful, hard work and a good team will make or break your company. The main focus of you as the owner needs to be a leader, you can hire people to fill the other rolls. Start with a small business grow it, you have the potential to make a good living, and better yet it looks even better on paper for financing and so on. Flipping is a great way to build cash quick and can get you started, that's why im focusing on the flipping side, the more I can flip the more working capitol I can gain, in return invest that money in acquiring a small business, continue the flipping run the business then start aqquring buy and holds, together with all three, I get the benefits of the steady income of business, I get the immediate cash i need to continuing funding other ventures from the flipping, the buy and hold will be for my retirement.

IF you know the the existing sheeting is plank, then you know its an old structure. Your best bet would be to do a tear off of the existing roof, inspect the wood planking for rot then re shingle it. Unless you can clearly see the condition of the wood in the attic and no for sure its not rotting in any areas, why add an additional layer, additional layer is more load on the roof, if you have a weak spot in the roof, well i think you get the idea. Given the age of the structure and your not sure how long ago if ever it was exposed, id do a complete tear off. Why do it twice when you can make sure its done correctly the first time. Not only will it help in resale, but if you keep it, now you know your good for the next 20 plus years

Can anyone recommend any lenders in the New York or Northern New Jersey area ? Looking at a few flips around me that can work. Ill be securing the deals and doing the rehabbing on the property. I will not be hiring any contractors, if electrical is needed I have a few good connections in the area to obtain the license, my father is a licensed plumber in the area of one property im looking at, so all basis are covered. Now just need the funding !!!!!!!
