    funny, I was just thinking about the possibility of a partnership with another local investor, even if it means I get a smaller percentage of profits.  Just the experience alone working with someone vested in the business is worth it.  Sounds like a safer option anyway.  thanks !

Hello to all!

 I am 100% new to this site and this is my first post.  I am looking to get my first property to rehab and flip(long island).  there is no rush as I am taking my time to fully educate myself about the business.  My question is this, as I am sure many of you once or still are in the same situation.  How do I obtain a loan for a flip, that includes the rehab costs when at the same time I am still paying of my mortgage?  Is there a certain loan that will accommodate this situation or am I stuck finding other methods of finance?  Thanks in advance!
