The guys at RareBird are awesome and very knowledgeable.  If you want to get into commercial RE, the Oregon Society of Commercial Investors (ORSCI) meets quarterly.

I would recommend getting your CCIM designation.  It's a fraction of the cost of these 'gurus' and you actually get an education without an agenda.  In addition, you are part of a large network of real estate professionals.

Hey Jacob,

As Greg mentioned, it's hard to determine if it's a good deal without a lot more information.  It sounds like you are a beginning investor and my opinion is that hand this off to a partner that has experience, get a finder's fee and/or equity and try to learn from them.  I doubt you will find quality investors if you don't even have a way to evaluate the asset.  My two cents.

Adding value on a true NNN investment can be difficult, but finding the right deals, pooling funds, lining up debt and managing the syndication require expertise and should be compensated. My advice is to make sure you know what a "good deal" looks like and be able to evaluate it properly. Finally, you need to think about your exit strategy and what the entire life cycle of the syndication will be. There is a lot more to it than simply finding deals and getting investors.
