We purchased our first investment property in 2022 (a single-family home) and are seeking recommendations on a CPA to help us optimize our taxes. Thank you!

Quote from @John Mausteller:

Hey Michael -  I own investment properties on the Outer Banks and we have had good success with homes that are a little further from the beach (i.e. you have to drive to the public parking / beach access) and they have rented out great.  They are priced less per night than homes that are within a short walk... most of these homes you could walk to the beach also (the outer banks is a skinny island most places) but there is a 5 lane road that cuts the island in half so you would have to cross that, which makes driving easier especially when lugging beach supplies.    There are homes of all sizes in these areas, we have had smaller ones (2-3 bedrooms) but they have rented out great, even in the 'off' season.

Thanks for your reply, John!

Hey all,

I'm hoping for some feedback on the success of properties in beach destinations that are not exactly close to beach access. Has anyone had success or challenges with properties that fall closer to 7/10-1 mile from beach access but offer a good property, lots of beds, etc.?

Thank you in advance!

Hey Michael! I have several STR near the Ft. Bragg areas, they crush it out here. Being near a military base means there are constant graduations, promotions, schools, etc that bring in servicemembers and their families. There are numerous factors that affect occupancy rates, here the biggest drawback is oversaturation of STRs in this market. So you need to ensure you're competitive with your rentals. Hope this helps!

Thank you, Kamil!  If you don't mind sharing, what is your average occupancy rate on an annual basis?
