James! Thanks for this real world explanation. We are 5 bids in and not sure we're ready to pull the trigger with anybody. The part about root barrier! Thanks, because none of the companies mentioned this at all, and we have a massive oak less than 10 feet from our high side. I'd love to get the name of the company you used and contact info. We are +3.5 up then down to -1 pool in the middle, back up to +1! We are $52k for 28/28 on piers interior/exterior down to $18k for less piers and foam in the middle to lift the pool. (Hydrostatic test needed as well)

Hi everyone, we are Sarah and Michael. We relocated to Austin from Houston about 6 months ago for our son's first year of college. Now, we are looking at buying a small home (900 - 1,200 sq ft) to renovate because we have enjoyed the Austin lifestyle so much. Any referrals would be greatly appreciated. We are shopping in the 78702 area, and looking for the following; GC's, Architech/GC with the ability to create plans from ideas, Asbestos vendors who can do a full house gut, HVAC, Electricians, foundation experts, and Plumbers. We will absolutely consider newer professionals who have availability over seasoned Pros who can't fit us in for months. Thanks for any help!

Quote from @Matthew Rolf:

Hi @Tony Nuttall I got a price for a 1500/sq foot home and it was priced at 125ppsf.  That was with mid level finishes.

I have heard people in Houston say you can find as low as 100ppsf but I haven't found it.

Hi, @MatthewRolf I'm late to this thread, but could you share your builder information with me?
