Scott Carson is well known for his Note Camp. I signed up for his Mastermind program which includes a Fast Track 3 Day Bootcamp and MasterMind meetings for one year.

Fast Track is June 23-25th in Austin, TX. Anyone interested in becoming my partner in the program? Serious note investors only. Newbies are welcome but I only want to partner up with someone who will be an action taker. People who are willing and ready to take a trigger in buying and selling notes. Again, I am not looking for seminar junkies or just interested in learning about notes.

Are you kidding me? Prove 0.01% advantage in response rate?

That is one more response every 10,000 mailers. I did a direct mailing using what everyone uses, Yellow Letter, in Orange County, CA early last year. I sent out 5,000 mail pieces. I received five phone calls. I did that for six months. The response rate was about similar with every campaign. It improved a little by little as the month goes by but hard to tell with that low of response rate. 

I had another campaign using Marko's mailing tactic, the response was remarkably high. I sent out 500 (not 5,000). I had about 50 calls with each campaign. I did it for three months.

Unfair to compare is that Marko's I targeted foreclosure and the other I used high equity in specified zip codes.

I am not a mailing system tester. I don't spend much money on mailer anymore. I just use Marko's mailing system to send out to small groups, anywhere between 50-100 pieces per week. I use my own printer, ink, and special paper to do it.

When you see Marko's mail pieces, you will nod and agree he has bright ideas. I am not defending him or other gurus. Listen, they are marketers. In order to bring customers (students), they have to do some research to come up with something that is unique to them. I am glad to pay for it if it is reasonable. Not anything beyond $1,500.

I am in favor of educational courses but against big time on educational packages that includes coaching and/or mentoring. I seriously believe you need to spend up to $1,500 for a quality education. I am not talking about taking endless courses either.

Marko Rubel stuffs or any Gurus materials are available here 99.99% here. However, that 0.01% makes the whole world of difference. 

Just think logically, many major league baseball players pay top $$ for their gloves and bats. I don't think $70 gloves function much different than $500 one. Some of them don't even change underwear they wore on a winning game until the streak ends. 

Professionals will be dying to get that 0.01% edge. 

Marko Rubel's direct mail campaign is by far the most superior. Those mailers sure will blow out most competition. He has other many detailed tricks that can be valuable to many who are in this business as a serious player.

Lifestyle is all about taking action. The founder is a very unusual character. He teaches not much else but asks you to take action. All the stuff David is talking about is in Texas. Their programs work the best in Texas such as their Vendor list and property search program.

I don't know how Cody gets a lot of calls unless he has many Texas properties. Lifestyle students are very active in buying apartment buildings. Their apartment building program costs $20,000 if I remember it correct.

Paul, I don't know how much you know about property management companies in Toledo. Many of them are no better than crooks. Just look for reviews in Yelps or anywhere online including here. You will not find one company with satisfactory reviews. I have been screwed badly by three different companies. That doesn't include top two companies that are well known for their terrible business. 

That is why I decided to take the matter into my own hands. Let me just say I have four doors that were occupied but did not make any money for a year. Not only not making money, I lost money.

I think I know which PM is decent now. Two people from BP recommended me the same company. I will write a detail report once I find a time and mind to do it. Be very careful when you invest in Toledo.

For any educations, you will pick up a lot of valuable information if you are a complete beginner. I am all for education value up to $1,500. Preferably under $1,000. I much more prefer to include two-four days live seminar with it. You will learn a lot. It will save you more than a year of experience if you were trying to pick it up on your own utilizing free info and/or books. Nuggets of the courses are normally not even available on any free sites. That edge alone should be worth at least the tuition. However, never sign up for mentoring or coaching that values more than $3,000. 

Just like cell phone companies, they will be super nice to a potential and/or new clients. Once you become a client their job ends there. I had many many unfortunate experiences with famous gurus. Avoid coaching or mentoring at all cost if possible. If someone made their course intentionally omitting some valuable information and/or do not even provide a support via forum or email on their products only to upsell mentoring is a crook. That is my opinion. Have a great Memorial Day Weekend.

I live in Southern California. I have few properties in Toledo. I need someone to act as my local personnel. My properties are located in zip codes 43608, 43609, and 43613.

I will answer the calls and do everything remotely. You just need to visit the property for showing to a new tenant. Complete a checklist when a tenant moves out. Verify occupancy. Taking photos of properties time to time, and so on.

I will pay at minimum $50 per trip.

That has just about same warranty as Chinese cell phones - 3 seconds or three steps out of store whichever comes first.
