You don't need to worry about DSCR as most of your qualification is going to be based on your debt to income ratio, but your prospective rents can be included to some extent. Stick with a nationwide broker or banker who can fund investment properties everywhere you're looking. That way you can get qualified once and your letter will be valid for all your offers.

You don't necessary have to have a property in mind, but a maximum monthly payment you'll qualify for should be established so you can make your offers within that parameter once you consider principal, interest, taxes and insurance.

It's difficult to do without a specific property in mind because the loan is usually based off an asset.  SBA may be a viable option with your credit rating.  There is room for future property purchases and working capital in that type of a loan.  You would need to show that you have experience in being a landlord.

 Thanks for your comments. I'm hoping to find financial institutions that will pre-approve... or, at least, state their approval criteria.  I'm not sure about SBA. Someone told me that those properties needed to be owner occupied.

Hello All,

I'm new to this realm. So I'm seeking advice for finding financing for some buy/hold properties I'm interested in investing (SFR and/or multi-unit dwellings.)

I currently reside/bank in Gainesville, Fl and want to buy a number of rental properties around Cleveland, OH. I believe I have a great credit rating (720+) and don't plan on financing anything that would result in a DSCR of less than 2.0.

I'd like to strike up a relationship with a lender such that I'd be "pre-approved" up to an agreed upon limit (perhaps, something like $200,000 to get started).  I would really appreciate any recommendations / advice on financial institutions I should approach.

Thanks for the replies. I was hoping a non-insurance agent might be willing to give me a ballpark estimate. Guess I'll need to make calls to insurance agents (ughh!).

Hello all,

As we're just getting started, I want to ask the forum members about insurance expense. We're hoping to get a number of Buy/Hold SFRs around the Cleveland to rent out. We hope to get some low cost homes for around $40K (after rehabbing) and renting out for around $800/month. My question concerns insurance expense.

Would someone please give me an estimate for insurance expenses. I'm not sure if I need anything more than liability insurance, as the properties themselves are being acquired at such a relatively low cost . 

Any inputs would be greatly appreciated.
