I’m checking my options before I obligate myself to anything.

I just recently passed my VA salesperson exams and I am looking for a broker to work under in the area. Looking for input from agents, new and old, for what is important to you when interviewing potential brokers. Any advice on mistakes you made when starting or lessons learned willing to share. I'm ready to jump into this next phase of my life whole heartedly and appreciate your feedback.

I am getting my salesperson license in about a month and looking for potential brokers to work for in the area. Anyone have any history in the area, good or bad to share? Looking forward to seeing y'all out there.

Hello BP family,

I just recently purchased a single family that I’m moving into this weekend, and have got my eyes on a duplex in the area I am interested in as a rental property. I don’t have a lot of cash reserves for a down payment, so I’m asking what options are out there for an investor in my shoes? Thanks.

Thanks for the feedback all! After speaking with my realtor and doing some more reading, since I will be living in one of the rooms everything is well within my rights to rent out the other rooms. I am going to market to military in the area and plan on doing a thorough vetting process before anyone moves in. I’ll look more into the section 8 when I move out next year.

Hello everyone and Happy New Year's! I recently purchased my first property in Norfolk, a 4/2.5 near the Naval Station and wanted to rent out the extra rooms to help cover the mortgage.  I was looking on the city of Norfolk Website under residential information and landlord education, and found that I can have up to four unrelated people together on ONE LEASE, but it is illegal to LIST OR RENT OUT INDIVIDUAL ROOMS. This puts a damper on my plans. Does anyone have any experience with this, or ideas on how I could have two or even three individuals unknown to each other, occupying separate rooms all one one lease but only responsible for their own individual rents? I'm still doing some reading, but looking for any advice or creative ideas on how I can fill these unused rooms. Thanks in advance, looking forward to what y'all have to share.

Hello all,

I am retiring from the Armed Forces next June after 20 years of service, and will be receiving a monthly check I want to use towards house hacking and flips to start making some income and cash flow to get started, any advice appreciated. Thanks
