Personally, I use Tellus App for all my property management stuff. They do listing, screening tenants, rent collection and financial tracking, etc.

If your property manager is responsible for the rent payment collection, ask him to solve it. And you should also check this information from your lease. Some people allow grace period after the payment due date.

At this time, software really helps because it avoids a lot of awkward issues and it's automatic.

Good to hear your have so many inquiries in a short time! I would suggest before you set up an open house time, you can ask them for a self-intro or some questions first, so that you could filter out some applicants before open house. Setting up an open house afterwards can help you know them better face-to-face.

I use Tellus App to collect rent for my 6 units of SFH. It helps me organize my incomes and expenses simply in an app and provides reports that I can keep track of my rental properties.

Hey BP forum,
These days I just came across a website called nowrenting, and it says it can post your listing on 14 websites. Have anyone tried that before? I'm wondering how it works and if it works fine for you guys, I'd be glad to give it a shot.
