I see your point about the CapEx and repairs. I'll take that into consideration on future analyses.

What does it mean that the ownership is "under a trustee" and how does that allude to an "estate sale?" Sorry, I haven't heard of these things.

Looking at the tax site again, maybe I read it wrong? On the bottom table, the levies are separated by units. Does that just mean that the table is a list of all the properties under this owner's name and that $3,077.58 is the amount taxed for just this property?

Hey Jaysen,

Thanks for replying! I wasn't sure if it was actually cash or hard money but RE agent said it is... So I'm going to have to find another plan. Not sure why owner is paying everything but that's what the "misc." expense was for.
I know it's an old property, but how did you get the 15% CapEx + Repairs number? More specifically, do you have a formula like x years old = y%?
I think it's a decent up-and-coming neighborhood but I could bump it for safety.
Thanks! I just looked up an average rate for a fourplex and chose the higher one to see if it cashflowed but I'll check insurance with an agent.

I've heard interesting things about the Como area. Not necessarily a great neighborhood at the moment, however, it is changing and the houses are going for cheap.
