another option is a duplex. Just one tenant near you. usually more space than a 4plex and get cash flow right away even if in the form of reduced or no mortgage because the other side pays it basically.

way too easy. I haven't made the most financially sound decisions as of yet however I'm working on changing that. I will never be one who lives with nothing and saves eveything however I do live a comfortable life and now will be acquiring buy and holds to help make it easier especially closer to retirement age.

I am actually very curious what you mean by full duplex and half duplex. I've ever only known a duplex. Basically 2 homes attached. 

I will be looking to buy my first soon. So I'm not the wealth of knowledge. However im going the house hacking route. Selling my bigger SFH and buying a duplex as owner occupant which will let me go 3.5%. Live in it a year and repeat.

I'm your situation I've read of creative financing. Such as partial seller financed. Most true income properties require 20% or more down. Wish I could be of more help.

reserve find would be a cash stash for repairs and maintenance. Basically any howeowner wether an investor or not should have it. In this case it would also cover vacancies.
