Hello

Dennis and I rarely disagree however this is one area... Please learn to buy SUB2 and dont wholesale deals... Wholesaling is the most expensive method of investing...

Now I am not impartial to Sub2, after all I did write a course on it and have purchase a ton of houses using the method...

And I do wholesale, however my wholesale fee is a minimum of 23k... Most new investors think wholesaling is the same as assigning and it isnt...

1) Is the seller alive?
2) Do they owe more on their home then it is worth?
3) Are they wealthy enough to pay the arrears?
4) Have you found the lead before a real estate agent has listed it...

Answers

1) Yes
2) Yes
3) No
4) Yes

If so go get a contract...

Think of this business as if it were a real estate business... We find deals just like agents do... A bunch of advertising, either paid for or worked for...

What we say to a seller is very much different...

1) What's your exit strategy is going to be
2) Where's the money coming from
3) Based on your requirements to function how many deals must be complete and how often based upon your strategy.
4) Can you afford to market consistently for a minimum of 6 months.
5) Based upon your marketing budget how are you going to locate buyers and sellers
6) What methods are you going to use to capture the leads
7) Based upon your strategy which type of business are you going to form.
8) How are you going to learn the business
9) Whats your Fail plan?
10) Can you afford to fail and if not are you willing to live outside your comfort zone

I dont buy through the MLS although I am Broker... I buy straight from the seller....

As for what to look for . Try 2/3rds of median... That is a great market..

Hello all

As a Broker in California and a guy who has bought and sold over 200 deals a year.. None of them came from the MLS...

The cost of a MLS property is too expensive from a pure marketing dollar standpoint...

Learning how to find deals without a Realtor is almost a must if you're looking for equity..

As for a company who sells packages... I mentored a student who previously bought units in another city... He went to a REIA meeting and listened to some guy get on stage and push property in Texas... Naturally it sounded good and somehow the duediligence wasn't done correctly and he eventually lost the property...

I asked him why he thought it was a good deal if the company had to put someone on an airplane and fly them to another state to sell it when if it were a good deal they would just advertise it locally..

I like being able to kick the tires so to speak and rarely find anyone who buys out of town consistently and with high equity...

Just my opinion..

Hello everyone.

As a guy who owns yellow-letters and sends a ton of mail for myself the only two lists that make sense are Free and Clears which are owners with 40% equity or greater or Pre-foreclosures which include 60|90 day lates NOD and TS.

Everyone else fits within those two groups.. Certainly Absentee owners are good, however if I were to market to them I would market to Active for rents first.. They're on craigslist and in the classified section and they give us their telephone numbers.

The cold call script is as follows...

Hi, I’m looking for _____ … Hi ______ … my name is _______ with I Buy Houses.

I noticed that you have a house for rent and I buy rentals… actually all of the time… and being a landlord myself… I know how frustrating… the rental business can be…

1. Have you thought about… selling your rental… before you spend the time and money to fix it up and re-rent it? (You have) Terrific! / Really!
2. I buy rentals… vacant or occupied… would there be a… good time… to come out and talk about whether… you want to sell… your rental? (There isn’t) Outstanding
If they don’t want to sell
3. If you don’t mind I am going to be sending you my card and checking back with you from time to time, if that is okay with you? (It is) Great
If they do want to discuss selling
4. I buy rentals just like your all of the time, and I have found that if the seller is willing… we can come up with a solution that works best for both of us, is that okay with you? (Yes) outstanding

5. Sometimes the only way we can buy the rental we look at is to take over the debt and pay you your equity, That means the loan will stay in your name until its sold, assumed or paid off. Is that a problem? ⯠Yes ⯠No

6. Sometimes even buy the house under a lease option…Is that a problem? ⯠Yes ⯠No

7. So if we can pay you your equity, guarantee and make your payments and be responsible for all repairs you will sell the home to us, right? ⯠Yes ⯠No

The code violations are great however pulling the FandC is so easy that I dont recommend it. This business is all about numbers... More mail more calls more contracts more cash...
