One thing we do as a human is speak at the pace of those we speak to or are raised by. 

It’s where and how accents are created  

New Yorkers and Texans speaks much differently than a Californian 

If possibles, when communicating with a prospect try and Match their accent. 

However if you cannot learn your DOTS 

Dots are used for pauses.  When talking we speak fast because we are nervous or it’s our way of speaking.  However our prospect is use to speaking and listening differently.  

When you ask an important question PAUSE   

Counting three dots will help   

What were you hoping to sell for? Dot dot dot then next question

Now you will hear 15 minutes of advertising for every hour of content. The articles are less in depth, and are short and fluffy. It was magnificent and free, now it is good and you have a lot of stuff being sold.  The site grew into a business.  It still has a massive amount of free information, but it has lost the small tight knit group of folks.  I still like to give back when I can, and to be honest I usually enjoy it, but it was an important source of education for me that I am still grateful for.  I try to pay it back once in awhile.  Good seeing you again.

life does get in the way at times   Almost lost my wife 3 years ago    She was truly living dead! It’s been a long hard journey   Till death do we part was the mantra  

As CRAZY as this sounds I’ve reached out to BP a few times now offering to host their podcast. I’ve only done about 500 so I’m new at it however I thought that I’m a rebel and contrarian enough to bring some fire to BP that’s missing. I’m a not a butt kisser unless it’s my wife’s. 

their response told me exactly what I needed to hear.

Sorry, however the title made you look.  It’s all about marketing. 

anyway.  I found out a few years ago that I liked really nice cars.   I never cared about cars.  They were a from this to that asset. 

However one day i got an email from an exotic car company located 150 miles away.  Any email with exotic in the title caught my attention.  Im a guy who uses he, him, and mine pronouns so I guess they knew who they were marketers too.  

This email sparked my attention so I googled erotic.  Not something you should do at work.

OMG I spent a few hours going thru the erotic results before I realized I that it was exotic not erotic.  Kind of a let down however. 

Once I corrected my search I landed on https://www.ogaracoach.com/rolls-royce.htm?utm_source=GMB&am...

it was full of 200k 300k and more k cars   

I was a real estate investor so I thought what is  the harm in dreaming?  I can, if I work smart enough, buy and do anything I want.  Damn it!

It’s late in my part of the USA so I may not make much sense although I hardly make sense at noon either. 

Are you really out of country? And head of biggerpockets real estate investing?  

Anyway.  BP use to be a place an investor could go to dream, imagine, learn, thrive, even conquer.  All without the buy this do that approach.  

We advertisers would buy banners and email links, sponsor crap and flourish all without the consumer (eye balls) being force fed.   

Josh had a great buggy whip.  

I was amazed how much forced advertising was dished out to me as I was logging in for the first time in a long while. Especially knowing how anti advertising Josh was.  

I signed up tonight as a business member and was astonished at the 3 time increase in cost for what seems like 20% of the old value. 

And I get that the guys who bought BP need to make money however reading posts on other sites about how bad things here have become since the good old days is a very sad gesture for those who’ve been here since the baby was born. 

This place took the thunder from REIClub and a couple others and made a space for like minded investors to feel like they had a home to come to flourish, make friends, feel appreciated and intelligent. 

And you, if you look hard enough, can see in the average posts per contributor that BP is suffering from bereavement. BPs birth rate is suffering and advertising isn’t an aphrodisiac. 

I ramble too much.  However hope for the sake of the newbie that BP finds their path again.

you’re complaining about toilet paper. What’s used to wipe a butt? Which once used would be layered with feces. Better known as poop.

youre complaining that your paying occupant, the one who pays you a monthly lease payment so you can buy the suit you’re wearing in your avatar is somehow neglecting their duty as a tenant by not putting papered stained poop in a basket because you can’t afford or don’t want to pay to have the sewer system improved to “American” standards?

OMG.  really? you put new carpet in is your excuse? 

this is what happens when we give everyone a trophy.  They don’t consider their lack of action. 

I’ve had my share of GI JOES, tampons, maxi pads, Que tips and yes toilet paper clog repairs.  

not once did I complain (there’s a better word to use).  I was grateful.

I just got good at flinching during the initial walk-through but you took it to another level!

I sometimes peruse unanswered and saw you.  Many may not know who you are but I and many old timers certainly do. I hope they check in and at least say hello to ya.  


yellow Letters right.. his was the only podcast I have ever listened to and well maybe 15 minutes of it.. but I thought now that guy is a closer !!

I sure hope being a closer is a good thing.   

I remembered the time my buddy and I were out having a beer.   There was this group of ladies at a few  tables over.  One of the ladies was extremely attractive. He was too afraid to go over and get her name and number and knew I was a closer so he asked me to get it for him.  

A couple years later I married her.  Nothing wrong with closing.

1- Google will give you a list for free.   Type We Buy Houses (City)
2- Do a property search on Listsource in the area you want to buy in for absentee owned property bought within the last 12 months with 50% equity.  DONT dedup the list.  Once you get that list look for the same person multiple times.  You’ll get their mailing address.  Don’t mail them.  Go say hello

3- visit trustee sale auctions.  
Bonus answers.  
4- reach out to hard money lenders and equity lenders.  Ask them for who they fund deals for. 
5- call your local title company and talk to the TITLE MANAGER.  That person will know the investors.
