Perhaps I'm missing something but where are the details for the meetup or are you just gauging interest and numbers/contacts currently?

It would be worth starting with an evaluation of the surrounding suburban sprawl for larger cities like Atlanta metro area (several cities), Charlotte, Greenville, Spartanburg, etc. to list a few starting points. They have easy future growth path for development and diverse jobs. Smaller options like Boone which has consistent App State student demand can also be evaluated if you just follow some of the highways on a map outward from the major cities. 


Pre-COVID I was in/out of these cities pretty regularly for events and all of them are easy weekend driving distances to each other. Disclaimer that I'm a beginner though and only on my first house-hack/
BRRR hybrid deal. I did not have the same perspective back when I was in/out of those cities more often so I'm going off pure memory.

It is also easier for suburbia to grow near Charlotte (CLT) as opposed to when you move over to Western North Carolina (WNC) and the mountains actually begin. Charlotte grows outward in all directions while cities to the west like Asheville have confined valley/interstate paths. There are sections of land in WNC that just can't be developed versus the flatter land and easy accommodation of growth in CLT.

Thanks, that makes perfect sense and I was asking the wrong type of question. The last place I scouted was a no for this same reason but I didn't link it to the cap ex side of the "sheet math" in my head until I read your reply. It had a horrible washed out gravel driveway with no HOA for the connected, washed out road maintenance either.

So I did the rookie move of taking the generic capital expenditure numbers from a book as a starting point for cash flow evaluations. I'm looking for an initial house hack where I treat myself as a tenant for evaluation of the deal. I was curious if others with more experience could offer some WNC area specific corrections for modern times on the Cap. Ex. numbers. The bottom two totals are the annual and monthly normalized cost for adding to cash flow analysis.
