Labor is a big drawback... quality contractors tend to either be busy and booked or expensive (or both). If you can do most of the work DIY, it will be to your advantage. I'm not sure about Kodiak, but in the areas I've done work, materials aren't overly problematic compared to skilled labor.

It might be advantageous to develop a relationship with contractors you can count on. I needed some minor painting done- and ended up calling 5 outfits before I found one even willing to do the work. He did fantastic work at a good price and is the first call now but it took 2 months to find him. It was a huge pain on what should have been a simple task. I do mechanical and electrical work, which is a good thing since they are even harder to find.

@Trevor...I really don't worry too much about it. In the greater scheme of things, gasoline represents a fraction of oil production and other uses for petroleum production aren't easily replaced. I do think the Alaska economy is too singular and needs diversification. That's been slowly happening, but not fast enough to suit my taste. Oil and gas production will play a big role here for a long time to come.

It is! I had a guy come out last spring, this year I've been DIY. Quite the challenge the last few days!

Mine is paying just fine in Fairbanks. As far as Pebble, it's not like anyone here has made any money yet, so it's not really a factor. 

Greetings everyone- I just picked up my first rental, an owner occupied duplex in Fairbanks. How does everyone handle snow removal- contract or DIY?

We're dipping our toe in the water pending a move to the Fairbanks area next year and doing some research on a multifamily in either the N.Pole or Fairbanks area. After doing a bit of research, it seems that a lot of folks are asking well above the assessed value, is that common in this market? I've been in other markets where selling prices were 50% over assessed and some markets where the assessed and sell price tracked very closely.

Running the numbers on the calculator sure didn't inspire much confidence for a cash on cash return at the asking prices as advertised!
