If I stayed in a holiday inn express, then I'd call myself an expert.  

Since I didn't, I'd be intermediate, which I'd prefer to label the category as "Knows enough to be dangerous" rather than intermediate.

State Farm - my umbrella policy makes me sleep much easier at night.

We used a broker for the initial policy and the insurance company he set us up with was miserable to work with, and would not issue us an umbrella policy for an unclear reason  - have been much happier with state farm.

Do you trust this PM to handle a more complex situation, like a tenant subletting out your house on AirBnb or running a meth house?  Didn't think so.

We found a great investment property Friday that we offered 12k over listing the first day it hit the market.  Had multiple offers within 24 hours and we lost out even 12k over ask (which was about 8% above list).  Definitely seeing an uptick here, but primarily on sub 300k listings.

It's just like any other city - you have to know the actual area, and not rely on a map.  

We have invested in pretty much every zip code in the city.  That said, you have to know your area in all of them - even 35801, which has some of the most expensive properties in the city, has a small pocket in it I wouldn't buy in.  

As @Chris Mignone mentioned, 35810 is a zip that changes every 4 streets - so does 35811, 35816 and 35805.  Best bet is to either see them for yourself or have someone here working with you who knows the area.  

I think northern Alabama has more investors than available properties at this point in time.  

Seriously.   

Can't speak for the rest of the state, as I've never invested south of Guntersville.

Forget a keynote speaker.  I want to see a live in-person debate between Clayton Morris and James Wise.  BP con would be sold out in 1 day.

@Ashley Wong - everything @Lindsay Davis pointed out is accurate here for Huntsville.  

However, deals are few and far between here;  prices have not profoundly plummeted, interest rates are still high, and quality inventory is scarce.  

We bought less in 2022 than ever before simply because the numbers did not work.

Hence why real estate prices here have not significantly dropped like other areas of the country...but also why deals remain few and far between here.
