A short time back I asked to get more information on HM lenders and how they work. My responses were ok but not concrete and a few were a little bit off. So I think because of this discussion, it would be good for us to know who are the good guys in HML or PML are. I am in Texas and am wondering who are the good guys? Who have you had good experiences with and what is considered "too good to be true"?

Thanks I will try to be a littlle more specific and forgive my ignorance on the topic.
There are quite a bit of strip malls, and other commercial properties in my area. Some are priced so high that some people build instead. I believe that there may be some opportunities in the properties that have been on the market over a year. My question is how does one go about commercial "flipping"? Is there hard money like in residential? I have done a some residential flips before but want to try commercial.

Hi,
I am trying to understand Hard Money investing. I have done flips before but used my own money (precrash). So my question is how does hard money work? It seems a little to easy and too good to be true, but I believe that is my lack of understanding that is the root of my thoughts. Looking for advice.
