Just my 2 cents, but I think the opportunity is still there. I did a deal in Dundalk in 2021 and got all capital out plus an extra 30k on top of that. It was an estate sale though, so got a great deal. Bought for 75 and it appraised for 200 after only about 30k of work. Haven't seen any deals like that on the MLS though. You need an estate sale or need to get lucky at an auction.

If you're still looking, I use Sean at Blue Phoenix Property Management. Checks all the boxes you have and is decently priced. My only complaint would be he can seem to be a bit soft on tenants when it comes to enforcing rules but other than that he's been a good partner so far.

I would agree with Scott. I just locked down a Flip in Bmore and am getting 9.75% and 1.5 pts at 90% LTV and 100% rehab covered.
