I agree with Gustavo. Florida is rather tenant friendly depending on the county. Stop collecting money if you want to go through the process with this tenant in particular. Refer to the executed lease, what does it say in regards to guests. When exactly is the lease up?

Where exactly is it located?

I live in SouthEast, Florida and have heard about the Fort Myers area (particularly the war zone).  Similar to Fort Myers we have a great climate (besides the brutal summer months).  I have also been a PM in "War Zones" for 5 years. My advice is to be very prepared about what you are going to be getting yourself into. There are reasons why the owners want to get out. Be very careful about who you lease to, be prepared to be on call 24 hours especially Holidays. Be very aware of your surroundings, definitely setup a way for your renters to submit payment to where you don't have to physically collect.  Know your area. Although section 8 is pain, you know you will be receiving your money so that may be worth the hassle. I could tell you all kinds of stories. Get a reliable handyman or not so reliable at a steep discount. Know your area (get my point)
