I am by no stretch of the imagination an expert, and I'm sure there's missing info here (what do your credit scores look like, what's your DTI look like and will it affect your ability to qualify for future financing, do you have additional credit to make use of, etc.) But at the minimum, I would get rid of the 20k sitting at 12%. I'd probably take advantage of that 0% as long as possible. I'd also look for LOCs, HELOCS or credit cards with lower interest rates to utilize if I had to use them for renovations in the future.

Congratulations on finding that price for a 4+2 in Grovetown! When did you do this deal? How much in closing costs and repairs before you got your renter in place?

That's an interesting thought, I've heard of them, but TBH I have my hands full with my mom, I wouldn't want to add the care of strangers to my plate. Thanks for the suggestion though!

Oh no! I didn't mean you being the actual nurse for everyone. You'd be management in this scenario. Staff to care for your guests, including your mom. You oversee. Two of the most important things to care for are under the same roof, literally.  I've watched so many podcasts recently, but I swear there's BP podcast with someone doing something very similar to this.  Essentially specialized house hacking.

Getting back up to DC from Richmond is a particular circle of hell. Especially on the weekends. I'd keep that in mind.

If you're a nurse and you have an elderly mom to care for.... have you considered one of those small 4-6 bed care facilities that are in single family houses? Maybe combine you past and your future in one go?

@Jason Denny - sadly my <$150k (or even under $180k) dreams are not panning out. Everything we're seeing at that range is tiny (literally rooms too small to fit our bed), and still needs extensive work (above $50k-$75k) to make it viable to anyone who will pay higher end rents. Also I'm seeing some horrendous and definitely unpermitted remodels and additions. Truly disappointing.  It's a shame, I see a ton of great properties that would work if I was buying a straight rental. But us having to live there a year is messing things up. Trying a new strategy with the next level up of houses this week ($200k +/- $25k). (More bedrooms and possibly we will look to rent a room or two out during our year there.

SC will be a last resort, while it's absolutely closer than anything here in NYC or in DC, it's still a bit of a hike locally and I have to spend more time understanding that side of the river. Really all I know about is that Traveller community.

@Justin Bautista Do you know about the AmEx personal loan deal for active duty?  A quick google search for American Express, Active Duty and SCRA should get you where you need to be. Max $40k with potential zero percent interest for, I think, 3 years. Because they are generous and extend SCRA benefits to those currently serving.

Congrats and around $500 cash flow, we've been looking for a few weeks in our area and can barely find anything to crack $150/mo cash flow.
