Yup - sometimes the equity now is more important than cash flow over the years. Or people move and don't want to deal with long-distance management or they just get tired, etc. Generally if you're confident in the property, you can ignore the motivations of the seller.
And sometimes, the property has actually been a financial disaster to them and they're trying to pawn it off - but if you do your due diligence you'll figure that out quickly.

In Corvallis I would think about giving a gift certificate from Darkside cinema or Burst's Chocolates - something local they might appreciate but maybe haven't tried?

You may also want to look at rentometer.com & trulia's crime maps. If there is a local paper with an active forum they may also have local "in search of" section from people looking for housing so you can see if they're mostly focused on 2bedroom or 3bedroom homes.

Well, since they aren't meeting your needs - I'd suggest you sit down with them and express your concerns and create a marketing plan that works for the both of you. If they refuse to market the property they way you want then they're probably not the management firm for you. You may want to interview at least 2 more management firms just so you get a better feel of what your options are.
I'd do both of those things before jumping ship - otherwise you may find yourself with worse property managers and no time to fix it.

@Account Closed Thank you for your detailed response - that was just what I was looking for. I had heard about getting writs in court but hadn't heard from anyone who had actually done it and it's just nice getting a feel of the process from someone with experience :)
In Oregon you cannot evict someone for not paying late fees, but they are included in all the paperwork so everyone is on the same page.

Hi All,
Wondering if any of you have dealt with this (in Oregon - not Portland). I have a tenant who pays late every month. Could have filed eviction paperwork on him multiple times this year, but I've been trying to work with him.
Now I'm done trying to work with him and have filed for an eviction - but I'm pretty sure he'll pay rent on the 18th. It fits his history. Last month it was on the 15th.
This means we'll most likely be going to eviction court a week after he'll have dropped a check in the dropbox. This will be my first eviction - so how does that work? If I don't accept the payment, will the judge force me to? I can charge them the court fees, but I can't evict them for not paying those. Does this just turn into a monthly cycle of going to eviction court until a 60 day notice goes through?

You might want to walk around the neighborhood, introduce yourself to some of your neighbors and let them know you're thinking of purchasing that property. If no one jumps forward to let you know what happened, then you're probably safe... and if the opposite happens you know your future tenants will know all the gory details 5 minutes after moving in.

Good luck Cody! Sounds scary but I've known several people who "just had to get out" and they went on a road trip, completely changed their lives, and they're all very happy they did. It'll work out. You might have to fight for it, but it'll be OK. If you make it to Portland, check out Bluestone & Hockley they're large and may be a good PM lead for you.
