Does anyone know what the ARV is for Atlanta?

Impulsively signed up for his class, had not heard of him before, should I, or should I not - $1,200.00?

In my search for wholesale properties, I stumbled across a neighborhood with everything in site being purchased by an apartment developer (38M snapped up so far).  Beginner, I don't know any investors to reach out to and not sure what to do with the info/if I can capitalize on this or not - suggestions?  BTW, I searched for press releases, nothing so far.
