I am open to the zip codes that are allowed by the STR or even consider MTR. Do you know which areas are allowed to do STR?

Hello everyone at BP,

I'm excited to explore the dynamic world of short-term rentals here in Dallas. Currently, I’m a realtor active in Oregon and Washington, and I'm looking to broaden my expertise. I'll be visiting Dallas between the 8th and 15th of November, with my schedule tied up at a conference through the 12th, but eager to meet up thereafter.

Could anyone share insights on the best areas in Dallas for short-term rentals which are also good potentials for appreciation? I'm also on the lookout for networks or platforms that specialize in properties needing cosmetic enhancements, available at a more accessible price point. Additionally, any recommendations for services or partners that assist with finding and managing short-term renters would be greatly appreciated.

I'm here to learn and collaborate, and your guidance will be instrumental in helping me set the wheels in motion for my first rental venture.

I am looking for a single family unit where I can rent out as a short term rental when I am travelling, the other times I will be living in it. I am looking for a safe are, which is walkable to the main sites so it is attractive to Airbnb. Any suggestions on which neighborhoods? size of the home? how many bed/baths are best for Airbnb? Thanks!

@Troy DeLong thanks! this is a gold piece of information. Are you saying Mason is better than Holt and Lansing in terms of tenant and ease of rentability (by not requiring code compliance)? Any other benefits of Mason that you meant, such as rate of appreciation or cash flow over Lansing and Holt?

How can I learn more about the requirements city of Lansing have in order to meet the conditions for rentals? I wonder what fix requests usually come up after the city of Lansing inspections for a potential rental: Are they big ticket items like roof, furnace etc or small repairs ?

Hello, 

I have spent quite a long time in East Lansing/MI while I was doing graduate studies, so I am familiar with the area in general. I live in Oregon now and I hold a RE license in Oregon where the rent/home price ratio is not making any sense. So I decided to look in Lansing Michigan for investment properties. I understand Grand Rapids is growing in a more faster pace but the cash flow seems to be hard to obtain (still I am not ruling out that option just yet either). 

Would you suggest the Lansing area to invest in for buy and hold cash flow? What are the factors I need to keep in mind  in a good investment property in Lansing Michigan. Is rental license easy to obtain for homes in Lansing? If so, which areas are best for investment?
