@Devin Collins. Honestly, Im not fond of reading. But I listen to a lot of podcasts and I join a lot of webinars. I find myself learning more by listening and actually hearing other investors experiences.

I would think its a good idea to continue to educate yourself. Listen to different strategies of other investors on how they bought their rental properties. You'll be surprise! There's a lot of different unique ways. Biggerpockets podcasts is a good source. You'll learn a lot. You need to figure out where you want to focus on, do you want to buy and hold SFH, multifamily, commercial, or flip? and which market or area? Learn more about that market. By doing that, you would know how much money you need for the down payment.
Continue networking and pursue to get your realestate license! That will help you in many ways!

You are right. Me and my husband bought our house here in San Jose, CA in 2016. We added an ADU in our backyard. Renting it out for $1500/mo! Our plan in the future is to buy another house, move to that new house and completely rent this whole house with the ADU. I'm imagining that it should cash flow nicely on us!

On the lease it would say that they gave you the money (the advance and deposit), so I would make sure that the money is in your hands first.

It is hard to refuse pets I would think.. Especially if it is a service animal. @Frederick P Wallberg, is it legal to charge them extra too even it is a service animal? Im wondering.

For myself, I show the property first before application. I set up a day just for showing the property to couple of people, and then I give out the applications to interested ones.
