Need help filling a vacancy in my Duplex located in Los Angeles CA 90011. The unit is newly constructed 1750 sq ft, adjacent 2 car garage, 5 beds and 4 baths, 2 story unit. Hardwood floors W/d hook ups. Its kinda awesome. 

Open to new PM's and idea to rent out asap.

Investment Info:

Small multi-family (2-4 units) buy & hold investment in Los Angeles.

Purchase price: $610,000
Cash invested: $18,500

Duplex bought with VA home loan.

What made you interested in investing in this type of deal?

Bottom of market and had the VA benefit. New construction duplex.

How did you find this deal and how did you negotiate it?

with an agent.

How did you add value to the deal?

New construction. Didn't need to.

What was the outcome?

Awesome sauce

Lessons learned? Challenges?

Section 8 sucks. first 2 tenants evicted. Property Management will make or break you!

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Yes. 2 PM companies. Horrible experiences. Agent Eighty 8 company found the pocket listing. highly recommend.

Can you send me the details of the property - what is your preferred method of delivery. If the building is rent controlled and not up to date on rents I will have to pass.
