Wholesalers facilitate a non-agent buying situation right? So in theory if I found the owner I could buy without a broker? Not saying I'm planning on doing it but I like knowing my options... if yes, can I do the same with REO's and short sales or do I need a broker for those deals?

@Bill Gulley Good things religion doesn't have anything to do with how smart someone is or will become. You may be interested to find a peer-reviewed paper in the Social Psychology Quarterly shows Liberal-atheist-monogamous types of beings are smartest in terms of IQ. On top of that smartness is not a determinant of morals. IE the Uni-bomber.

Does no one agree that an increase of nurture and teaching of values to the younger generation would be better then just pure punishment? What if it was your kids at stake? Even high class people have problem children right?

Based on your definition, maybe this would help them understand:

Person 1: "Hey Corey, what is a bridge loan? I can't believe you want to build a bridge? That's great..."

Corey: "I'm not building a bridge! A bridge loan is this:

If a mortgage lender told me I need more of my own cash to get a loan, I would go get a bridge loan that will give me enough funds to get approved for financing from the mortgage lender. Thus "bridging", or allowing, the loan to happen and giving me the ability to get funded."

Person 1: "Rrrrriiiiiggghhht... So when are you going to start building your bridge?"

Corey: *With a blank stare* "Tomorrow my friend, tomorrow..."

Haha, or something like that, hope it's helpful. What do you think?

Coming from you place sort of, I think a well written book will offer you more then a "training camp", seminar, or what have you.

I can't recommend a good book as I haven't applied anything yet from the ones I've read, but I'm sure all the good people here have plenty of suggestions.

Besides that, maybe look at some MLS houses and apply your concepts to see if you could turn a profit or what it would take.

Wow, that is a crazy story.

Sterilization? Like where you can have one or two, but then be sterilized or give the future generation no chance at parenting from the get go? That's tough but on the exterior it would seem some sort of population control is needed. But at the root of this isn't it that we just don't want children to be birthed to bad parents and we want to have more "classy" parents.

It's not about too much people as there's plenty of land and resources right?

The color of someone's hair shouldn't be the issue or even, I'd argue, marijuana smoking (if you think it is, do you feel the same about cigarettes?). The presumed fact that this new generation is being taught no real values and can be so careless to "forget" that your precious child was left ON THE ROOF OF YOUR CAR is horrible. Do you agree, at it's core, that it's the values that have to be instilled in these kids, not necessarily the need to sterilize them? I think people deserve freedom and I think solutions that preserve freedom have a better outcome then laws which people will find a way around, or just break, anyway. Not the perfect solution, but the lesser of multiple evils solution.

The second part of your solution, giving the children to homes that want them, is another issue. In this new story (http://www.guardian.co.uk/society/2010/nov/07/parents-adopt-child-abuse-support) it says 71% of all adoptions (in Britian anyway) will have faced "extreme abuse" that's not a good percentage to support giving children to home that are "loving". I doubt it's much better here in the US, everyone I know to be adopted, that are females have told me horrific sexual abuse stories. Mind you, I come from a ghetto part of town, but with the incentive of making money of adoption (you do get paid monthly to adopt children, at least here) don't you think the lower class "ghetto" would be the people striving most to adopt add twisted sexual fantasy, and pedophile can practically window shop for his next victim. On top of that, they have gotten away mostly in the cases my girls that are friends tell me. And people in it for just the money will probably have a tenancy for physical abuse.

I think the best solution, although I have no clue on how we'll get it done, would be to instill good values in this new generation, preserve their liberty, and hope this is the lesser evil.

What do you think about my comments?

@Jeff Sielicky Well I see you take a very materialistic view of a person. I am going to love making money and taking pride in real labor is great and gratifying. Besides what the media tells you, you're not better then most people in things that really matter for a happy life. And what matters more? Happiness or your money?

Yes I have great strive for labor I like, like rehabbing. I'm going to do great for my true enjoyment of this, not only because of the monetary possibilities. But hey, maybe you feel money is most important. In that case I hope it makes you happy.

@Clay Huber "Deal" is subjective and opinions of length can vary, that's why I gave a time constraint; "from when you start looking to closing".

As for wholesalers, I posted this in the rehab section to distinguish it but maybe I'll be even more specific for them next time too. Thanks.

@J Scott Wow, that's a lot of acquisitions. Do you do the search mostly by yourself or through an agent?

I still think the case for averages matter. I'm into math and what the math says goes in my mind. Haven't some of you watched Moneyball? Using crazy averages like who's most likely to walk a base makes them more likely to walk when we know its just some crazy coincidence, but what the math says goes. I think it can be applied for my own personal thoughts still.

Thanks, but my question is time to find a deal not get a check. I agree people shouldn't count on money not ready at hand.

An exact time for one deal isn't your average, your average is your time it took to find deals over time. I understand the complexities of real-estate, I know its not static. That's why I asked "average".

If you could answer the question I proposed with a ball park guess that'd be great. But hey, maybe it's too hard to guess; I'm not the one with any experience after all. Thanks for your other info though,

Hey everyone,

With the mentor-ship I'm receiving from Will, I feel so close to breaking into rehabbing. I think everything is almost in place and I'm am soon to be shopping around for my first deal so I'm just curious; what would you say is the average time it takes you to find a deal from when you start looking to closing? And what is your average closing period if you don't mind?

I'm going crazy with how energized I feel about this I need to go run for a couple miles in this nice, warm, night weather over here! Thanks everyone,
